Experience, time, and resources are required to sell a home in any real estate market.  Every step in my marketing plan involves proven techniques that leverage opportunities to showcase your home.  Part of my duties as a listing agent is to inform sellers about the current real estate market. Below is a list of my Seller Services.

 

NC Laws regarding Real Estate

Explain the different types of agency relationships available to buyers and sellers in North Carolina.
Go over the required Seller Disclosures.
Clarify how Due Diligence works in the Offer to Purchase.

 

Real Estate Market

Review the current statistics of how the real estate market is performing.  Is the local market a Sellers’ Market, Buyers’ Market, or a Balanced Market.  Discuss the current inventory levels, median days on market, percent of list price sellers are receiving, absorption rate, and current market trends.

 

Valuation of Your Home

Help you in determining the best list price for your home by completing a Qualified Home Assessment.  A Qualified Home Assessment is a detailed report of a value range for your property in today’s real estate market.  It will include the following information:

Comparable homes that sold and closed in the last six months.
Active listings in your community.
Pending listings and expired listings.
Tour active listings for comparison.
Prepare an estimated net sheet of sellers’ proceeds.

 

Condition of Property

Examine the sellers’ home to assess what needs to be adjusted or changed to highlight the home’s best features.
Prepare a checklist and schedule to get the home ready to sell.
Suggest improvement tips highlighting the positive features of the property.
Furnish advice for staging the home for showings.

 

Complete Paperwork

Review the clauses in the listing agreement and obtain sellers’ signatures.
Complete all the other necessary paperwork and required disclosures.
Schedule a time to return to take photographs, film video and measure the property.
Enter listing into the Triad Multiple Listing Service.
Set a date for an Open House, preferably the first weekend after being on the market.

 

My Marketing Plan

Place for sale sign in the yard with flyers if necessary.
Take wide-angle photographs highlighting the best features of your home.
Input the listing into the Triad Multiple Listing Service and upload the required disclosures.
Create an individual domain for the property to be used as a link in marketing materials.
Place listing on the internet through syndication and blog postings.
Create a marketing email and send to top agents and database.
Distribute flyers to local real estate offices.
Post the listing on social media sites.
Design a Property Home Book for showings.
Check comparable MLS listings regularly to ensure property remains competitive in price.

 

Showings

Place an electronic lockbox on the door to provide access to buyer’s agents.
Review how the appointment desk will set appointments when an agent wants to show the home.
Get feedback from all showings to help analyze how buyers feel about the price and property.

 

Negotiations

Review all offers and provide an analysis of each offer and its terms.
Explain the merits and weaknesses of each offer.
Prepare a Sellers’ Net Sheet for each offer.
Verify that the buyers are pre-approved and able to purchase the home with lender.
After home inspections, go over the reports and requested repairs with the seller.
Supply names of contractors to assist in any work required.

 

Communication and Accessibility

Once under contract, stay on top of the transaction by constantly checking the progress of the loan.
Check on any actions that need to be completed for the home to close on time.
Keep you updated throughout the entire transaction.
