At the end of the 4th QTR 2022, there are 449 Single-Family Homes pending. This is a decrease of -31.8% from the 4th QTR in 2021, when there were 658 listings pending.
During the 4th QTR 2022, 511 Single-Family Home listings came on the market. This was a decrease of -27% from the 4th QTR in 2021, when there were 700 new listings.
At the end of the 4th QTR 2022, the number of Single-Family Homes for Sale is 334 properties. This is an increase of +40.3% from the 4th QTR in 2021, when there were 238 homes available for sale.

Market Report – 4th QTR 2022 for Closed Sales
During the 4th QTR 2022, 565 Single-Family homes closed, which is a decrease of -22.8% from the same time period in 2021. Sellers are receiving 98.8% of their list price.
The Median Sales Price for Single-Family homes in the 4th QTR 2022 is $263,995, which is a +7.8% increase from the 4th QTR in 2021 when the Median Sales Price for Single-Family homes was $245,000.
The Average Price for Single-Family homes in the 4th QTR 2022 is $ 292,775, which is a +8.5% increase from the 4th QTR 2021 when the Average Sales Price for Single-Family Homes was $269,867.
Of the single-family homes closed, 70% were under contract within the first 30 days on the market. The most active price range were homes priced from $200,000 up to $299,999, which made up 51% of the homes closed. The second highest price range were homes priced from $300,000 up to $399,999, which made up 24% of the home closings in the 4th QTR 2022.

At the end of the 4th QTR 2022, there are 17 Townhomes for sale, which is an increase of +70% from the 4th QTR in 2021 when there were 10 townhomes for sale.
During the 4th QTR 2022, 26 Townhome Listings closed, which is a decrease of -43.5% from the 4th QTR in 2021 when 46 townhomes closed. Sellers are receiving 99.8% of their list price.

Pending Sales decreased by -31.8% for Single Family Homes and Pending Sales decreased -15.8% in Townhome Listings. Closed Sales for Single Family Homes decreased by 22.8%. There was a decrease of -43.5% for closed Townhome properties. Prices are still rising because of the inventory shortage.
The Median Sales Price for a Single-Family Home was $263,995. This is an increase of +7.8% from the 4th QTR in 2021. The Average Sales Price for a Single-Family Home was $292,775 at the end of the 4th QTR 2022. This was a +8.5% increase for the 4th QTR in 2021.

Sellers are receiving 98.8% of their List Price for Single Family Homes and 99.8% for Townhome properties. Inventory levels of Homes for Sale increased by +40.3% from 2021 levels for Single-Family Homes and increased by +70% for townhome listings. At the end of the 4th QTR 2022, 334 Single Family Homes were available and 17 Townhomes. Homebuyers will continue to be challenged by the low inventory levels.
