At the end of the 4th QTR 2020, there are 201 Single-Family Homes and 4 Townhomes pending in the Lexington Real Estate Market.  Inventory at the end of December is 116 Single-Family Homes and only 4 Townhomes available for sale.

The Median Sales Price for Single-Family Homes is $200,000 in the Lexington Market Report in the 4th QTR 2020.  This is an increase of +25.1% from 2019 when the Median Sales Price was $159,875.

The Average Sales Price for Single-Family Homes in Lexington is $238,519.  This is an increase of +29.8% from the 4th QTR 2019.

The Median Sales Price for a Townhome is $ 94,250.  This is a decrease of -62.4% from the 4th QTR in 2019 when the Median Sales Price for a Townhome was $250,693.

A total of 225 Single-Family Properties closed during the 4th QTR in 2020.  This is an increase of +.4% from 2019 when there were 224 closings.  To understand how fast this market is moving, 78% of the closed homes in the 4th QTR of 2020 were under contract within the first 30 days on the market.

A total of 16 Townhomes closed during the 4th QTR in 2020.  This is an increase of 14.3% from 2019 when there were 14 closings.

Analysis of the absorption rate indicates an inventory of 1.4 months for Single-Family Homes and at the time of this post, there are no active townhome listings in Lexington.
