At the end of December 2020, there are 216 Single-Family Homes and 15 Townhome listings marked pending in the Triad Multiple Listing Service for the Clemmons & Lewisville Market.  The available inventory for Single-Family Homes is 109 listings and 10 Townhome Listings.

The Average Sales Price is $331,222 for a Single-Family Home.  This is an increase of +9.0% from the 4th QTR in 2019 when the Average Sales Price was $303,860.  For a Townhome, the Average Sales Price is $180,835 in the 4th QTR of 2020.  This is an increase of 0.8% from the 4th QTR in 2019 when the Average Sales Price was $179,335 for a Townhome.

In the 4th QTR 2020, the Median Sales Price is $308,000 for Single-Family Homes.  This is an increase of +11.4%  from the 4th QTR 2019 when the Median Sales Price was $276,500.  The Median Sales Price is $170,450 for a Townhome Listing in the 4th QTR 2020.  This was a decrease of -16.9% in the 4th QTR 2019 when it was $205,095 for a Townhome property.

Analysis of the absorption rate for the Clemmons & Lewisville Market indicates an inventory of 1.4 months for Single-Family Homes and a 1.4 months inventory for Townhouse properties.

The most active price ranges were homes in the $200,00 to $299,999 range and in the $300,000 to $399,999 range.  Combined both price ranges made up 70% of the closed properties in the 4th QTR 2020.
