Statistics for 2nd Quarter 2020

At the end of June 2020, there are 233 listings marked pending in the Triad Multiple Listing Service for Clemmons/Lewisville Market.  This number includes Single-Family Properties and Townhomes.  The available inventory for Single-Family Homes is 171 listings and 9 Townhome Listings.

The Average Sales Price is $331,177 for a Single-Family Home.  This is an increase of 10% from the 2nd QTR in 2019 when the Average Sales Price was $301,110.  The Average Sales Price is $202,010 for a Townhome for the 2nd QTR of 2020.  This is an increase of 31.8% from the 2nd QTR in 2019 when the Average Sales Price was $153,217 for a Townhome.

In the 2nd QTR 2020, the Median Sales Price is $ 304,445 for Single-Family Homes.  This is a 4.6% increase from the 2nd QTR 2019 when the Median Sales Price was $291,000.  The Median Sales Price is $ 213,945 for a Townhome Listing in the 2nd QTR 2020.  This was a 30.1% increase in the Median Sales Price in the 2nd QTR 2019 when it was $164,488 for a Townhome property.

Analysis of the absorption rate indicates an inventory of 2.6 months for Single-Family Homes and a 1.4  months inventory for Townhouse properties.

Closed Homes in Clemmons & Lewisville

In the 2nd QTR of 2020, a total of 217 Single-Family homes closed in the Clemmons and Lewisville areas. This is a decrease of 11.8% from the 2nd QTR in 2019 when 246  listings closed.  During the 2nd QTR 2020, 25 townhome listings closed. This is an increase of 25% from the 2nd QTR 2019 when 20 townhome properties closed.

During the first 30 days on the market, 59% of these closed properties were under contract.

The most active price point are homes in the $200,00 to $299,999 range, which made up 40% of closed sales during the 2nd QTR 2020.  The second most active price point of closed listings is in the $300,000 to $399,999 range, which made up 30% of the closed properties.
