Statistics for 3rd Quarter 2020

At the end of September 2020, there are 237 Single-Family Homes and 22 Townhome listings marked pending in the Triad Multiple Listing Service for Clemmons/Lewisville Market.  The available inventory for Single-Family Homes is 170 listings and 9 Townhome Listings.

The Average Sales Price is 336,325 for a Single-Family Home.  This is an increase of +15.1% from the 3rd QTR in 2019 when the Average Sales Price was $292,106.  For a Townhome, the Average Sales Price is $179,736 in the 3rd QTR of 2020.  This is a decrease of -6.1% from the 3rd QTR in 2019 when the Average Sales Price was $191,418 for a Townhome.

In the 3rd QTR 2020, the Median Sales Price is $298,365 for Single-Family Homes.  This is a +11% increase from the 3rd QTR 2019 when the Median Sales Price was $268,750.  The Median Sales Price is $ 185,000 for a Townhome Listing in the 3rd QTR 2020.  This was a  decrease of -9.7% in the 3rd QTR 2019 when it was $204,900 for a Townhome property.

Analysis of the absorption rate indicates an inventory of 2.4 months for Single-Family Homes and a 1.3 months inventory for Townhouse properties.

The table below shows the Number of New Listings and Closed Sales for Single-Family Homes and Townhomes in Clemmons and Lewisville from January 2020 through September 2020.

In the 3rd QTR of 2020, a total of 273 Single-Family homes closed in the Clemmons and Lewisville areas. This is an increase of 33.8% from the 3rd QTR in 2019 when 204 listings closed.  During the 3rd QTR 2020, 25 Townhome listings closed which is an increase of +56.3% from the 3rd QTR 2019 when 16 Townhome properties closed.

Of the closed properties in the 3rd QTR 2020, 65% of the listings were under contract in the first 30 days on the market.

The most active price ranges were homes in the $200,00 to $299,999 range and in the $300,000 to $399,999 range.  Combined both price ranges made up 60% of the closed properties in the 3rd QTR 2020.

The typical lot size ranges from .50 acre to 1.74-acre parcel.  Total living space ranges from 1,900 sq. ft. up to 3,500 sq.ft.  Currently, list prices are below 400K.

Belle Grove is served by Southwest Elementary, Meadowland Middle School, and West Forsyth High School.

There is a Homeowner’s Association.  The annual dues are currently $895.
